MG Real Estate builds the next-generation distribution centre for HAVI
Sint-Katelijne-Waver, Belgium – 20 October 2026 – HAVI, a global leader in supply chain management for the food industry, is preparing to expand its Belgian supply chain operations with a new distribution centre in Sint-Katelijne-Waver. To support this next phase of growth, HAVI is collaborating with MG Real Estate on a bespoke facility tailored to the specific demands of food distribution, including dedicated temperature-controlled zones. The start of construction is being marked by the planting of a tree at MG Park Sint-Katelijne-Waver, symbolising both the sustainable development taking shape and the long-term partnership between HAVI and MG Real Estate.
HAVI’s Belgian distribution network already includes a facility in Olen, supporting food supply operations for restaurants including McDonald’s, Lunch Garden and Le Pain Quotidien. As the company looks to further develop its Belgian supply chain network, additional capacity is needed to support its future operations. MG Real Estate is translating this ambition into a purpose-built distribution centre at MG Park Sint-Katelijne-Waver.
Designed around the food supply chain
Food distribution requires infrastructure that can accommodate different products, temperatures and flows within one efficient environment. The new facility is being developed around these specific operational needs, bringing dedicated temperature-controlled areas together with the infrastructure required for daily distribution. Spanning 11,831 sqm in total, the development provides 11,126 sqm of warehouse space, including 5,253 sqm dedicated to different temperature-controlled areas of HAVI’s food distribution operations.
“We are preparing for the next phase of our Belgian supply chain operations and wanted a facility that could grow with our activities,” says Joris Heylen, Managing Director at HAVI. “Working with MG Real Estate allows us to create a distribution centre tailored to the specific needs of food distribution, with the right temperature-controlled environments and infrastructure in place.”
“For us, the starting point is always understanding how the building needs to support the operation,” says Ignace De Paepe, Founder & Owner of MG Real Estate. “Together with HAVI, we are developing a facility around its specific activities, while incorporating the performance and sustainability principles that will shape the wider site.”
A strategic base for Belgian distribution
MG Park Sint-Katelijne-Waver is located within the established Flemish logistics network, with strong connections to Antwerp, Brussels and Ghent, as well as the Port of Antwerp and Brussels Airport. The location provides an efficient base for distribution across Belgium, while offering convenient connections for employees.
Where the future takes root
Sustainability is embedded in the development from the outset. The fully gas-free building combines energy-efficient technologies with renewable energy, alongside measures for responsible water management and sustainable mobility. The project targets BREEAM Excellent, supporting a long-term approach to energy efficiency, resource use and building performance.
The planting of a tree marks the official start of construction and provides a fitting symbol for the project: a new facility taking root in Sint-Katelijne-Waver, built with a long-term perspective and through a partnership between HAVI and MG Real Estate.
