MG Salyx Business Park Marks a New Phase in the Redevelopment of the Former CAT Site
MG Real Estate marks the launch of MG Salyx Business Park, activating the economic core of the redevelopment of the former CAT site in Vilvoorde-Machelen, just north of Brussels. With this first development phase, the transformation of the approximately 60-hectare brownfield site into a mixed-use, sustainable urban district officially begins. MG Salyx Business Park will form the commercial backbone of the broader MG Salyx Park masterplan and reinforces the region’s position as a strategic logistics and business location within the Brussels metropolitan area.
Phase 1: 61,250 sqm Strategic Business and Logistics Development
The first phase is being developed on a 61,250 sqm plot and comprises a total gross development of 44,969 sqm, including office space and mezzanine levels. The project will deliver 23,343 sqm of Light Logistics space and 9,647 sqm of Clustered Company Buildings (CCBs), distributed across four buildings. In total, 28 flexible units ranging from 800 sqm to 10,000 sqm will be available. Units can be combined to create larger floorplates, offering scalable real estate solutions for growing SMEs, distribution companies and international logistics operators seeking high-quality commercial property in Belgium.
The Light Logistics units are fully permitted for storage and distribution activities and are designed to accommodate flexible business operations and last-mile urban logistics. With a clear internal height of up to 10 metres, a floor load capacity of 5 tonnes per sqm, and both dock levellers and ground-level sectional doors, the buildings provide high-performance logistics infrastructure tailored to modern supply chain requirements. The Clustered Company Buildings are delivered in shell condition, allowing occupiers to customise interior layouts and finishes according to their operational and architectural needs.
Sustainable Logistics Real Estate Targeting BREEAM Excellent
Sustainability is structurally embedded in the design of MG Salyx Business Park. The Light Logistics buildings are targeting BREEAM Excellent certification, reflecting MG Real Estate’s long-term ESG strategy and commitment to sustainable development. The project is fully fossil-fuel-free and equipped with heat pumps, rooftop photovoltaic panels, rainwater harvesting systems and energy-efficient LED lighting with motion sensors. The buildings are designed to meet high energy performance standards equivalent to K40 under Belgian regulations, ensuring reduced operational energy consumption and long-term efficiency.
Green areas and on-site water buffering infrastructure are integrated from the outset, strengthening the project’s climate-resilient approach and contributing to a future-proof business environment.
Completion Scheduled for 2026
Construction works commenced in November 2025, with completion of the first business units scheduled for autumn 2026. Phase 1 is expected to generate approximately 200 direct full-time jobs, further reinforcing Vilvoorde-Machelen as a strategic logistics hub and business location in the Brussels region.
